Medical Office Building
A progressive, young Charlotte orthepedic practice's recent growth has prompted them to look for space with more visibility and room to grow. One option Redline has helped explore, is a possible stand-alone Medical Office Building (MOB). The program included road presence, on-site parking, 2 floor plates of 5,000 sf, some speculative sublease office space on the second floor and a fresh, modern image to reflect their business approach. A large sector of their patients include young athletes and their image needed to support that demographic but be sensitive to the comfort of their elderly patients as well. Redline's exterior solution included a transitional blend between the traditional materials of brick and precast and the modern materials of aluminum, butt-jointed glass, and screen mesh. Redline addressed the corner of the site with a circular element that serves at the patient waiting room on the 1st floor, providing ample natural light and views. Directly above the waiting on the 2nd, is a staff lounge area, giving employees a bright, open and fun space to occupy during breaks. The design of this space allows for it to be used for multiple functions, such as a staff meeting room and training area. The ground floor serves all of the patient functions such as reception, nurse stations, exam rooms, radiology, transcription, etc. The 2nd floor houses all of the business functions, doctors' offices, and admin. support as well as 2,500 sf of spec. office space. The end result is an extremely efficient, yet dynamic building that functions perfectly for the needs of this practice. For additional road presence, Redline designed a large vertical, steel mesh panel for signage with back-lit LED lighting for a little color to help draw attention and possible new patients.
